Sherry FitzGerald is seeking about £370,000 in a private treaty sale for a semi-detached two-bedroom house at 27 Lower Cherryfield Avenue, Ranelagh, Dublin 6. The 1,100 sq ft house has been refurbished in the last five years and is in good decorative order throughout. Cherryfield Avenue is a quiet, narrow road off Sandford Road, within easy walking distance of Ranelagh village. Number 27 is the last house on the right-hand side.

An end-of-terrace house, it overlooks The Orchard, a Cosgrave development of redbrick townhouses with good communal grounds. There is pedestrian access through this development from a gate beside number 27. Inside, this is a bright house with a fresh uncluttered decor. The layout is typical with two interconnecting reception rooms, both with polished timber floors. The front-facing livingroom has a slate fireplace, while the diningroom to the rear has a tiled version. The kitchen-breakfastroom at the back of the house has a good range of fitted units and a terracotta tiled floor.

A door opens into the walled back garden, which has a sunny orientation.

Upstairs, there is a bathroom on the first landing with a free-standing cast-iron bath and a separate power shower.

Both bedrooms are doubles. The main bedroom, which runs the full width of the house, has a timber floor, cast-iron fireplace and recessed lighting.

On the next avenue off Sandford Road, Hollybank Avenue, Gunne Residential is seeking over £350,000 in a private treaty sale for number 55, a terraced redbrick three-bedroom house with a similar layout.

The bay-fronted house has just over 1,000 sq ft of living space and a well-screened, walled rear garden backing on to the houses on Cherryfield Avenue.

In this house, the interconnecting rooms are decorated in a traditional style with floral papered walls and polished timber floors. Both rooms have fine slate fireplaces with original tiling and hearths. The dividing doors and window frames have been stripped and polished, as are most throughout the house. The large kitchen has pine fitted units and a pine ceiling. A door leads to a passage along the side of the house leading to the garden. The first of the bedrooms is on the return along with a compact bathroom with original claw-foot bath. Again in this house, the main bedroom runs the full width of the house and has a cast-iron fireplace. The third bedroom also has an original fireplace. The attic is partly floored and there is planning permission for a full attic conversion.

Like Cherryfield, Hollybank Avenue is a pleasant road of mostly redbrick houses. Number 55, at the lower end of the avenue, has a well-kept front garden but no off-street parking.
