Most Dublin housebuilders are continually on the look out for large detached homes on extensive grounds which can be used for infill developments. This week they have a choice of three such properties in south Co Dublin, two of them in Shankill, the other in Sandyford.
Ganly Walters is handling the sale of the two Shankill homes, the largest of which is Aubrey House, which stands on 2.5 acres of formal gardens, railed paddock and a tennis court near the centre of Shankill village. The large Regency-style home dates from 1829 and has three main reception rooms and five bedrooms.
It has been home for 26 years to the former chairman of the BBA (Ireland) bloodstock agency, Noel O'Callaghan, and his wife Yvonne. Because the house is located on a corner of the site, it is thought possible that planning may be obtained for up to 20 apartments. Ganly Walters is quoting in excess of £2.25 million for the property, which goes to auction on October 10th.
The same agents expect to secure around £1.65 million for Eaton Brae House, a 7,000 sq ft Victorian house on a site of 1.5 acres in a quiet cul-de-sac in Shankill which will be auctioned on October 5th. The house is in need of some refurbishment, but could be converted into five or six apartments. There is obvious development potential in the grounds, which adjoin houses built by the father of the current owners.
In Sandyford, Hamilton Osborne King is quoting £2.75 million for Furry Glen, a Tudorstyle home on 2.3 acres opposite the IMI headquarters on Sandyford Road. A feasibility study shows that the grounds could accommodate 20 large new homes, which could be expected to sell for about £500,000 each. Alternatively, it would be ideal for a mixture of houses and apartments or a purpose built nursing home. The property goes to tender on October 12th. It is only a short distance from the Southern Cross Motorway currently under construction.
