Developer Liam Carroll is proposing an office development that will provide a new urban square and a street linking New Wapping Street with Castleforbes Road in Dublin's north inner city as part of the first phase of a development.

In his planning application to Dublin City Council, he is also looking to provide three routes linking the development to North Wall Quay.

Under the company name North Quay Investments Ltd, he is proposing three eight-storey office buildings. These will have cafés, exhibition space and a crèche at ground level, as well as a shared basement car-parking facility of over 330 spaces. Carroll owns about 40 acres between the Point Theatre and Spencer Dock in the docklands in Dublin, which he accumulated in various parts over the last number of years for about €200 million.

In 2005 he launched the nearby Castleforbes Square, a development of 300 apartments nearing completion on the north side of Dublin's docklands where two and three-bedroom apartments were priced at between €370,000 and €435,000.

The neighbourhood is undergoing major redevelopment with most of the surrounding land and warehouses earmarked to be developed with apartments, offices, retail and hotels over the next five to 10 years.

Carroll is considered a major player in the urban renewal game and has built thousands of apartments in Dublin over the last 15 years.
