Three Rathgar shops on market at €1.6m

Turley Property Advisors are quoting €1.6 million for three retail investments at Orwell Road in Rathgar, Dublin 6, which are producing a rent roll of €119,500 and will show a return of 7.5 per cent. A fourth building, Number 3, trading as a food takeaway, has a sale agreed.

Spar unit

The highest value outlet, number 3/5, is rented by Spar at €63,750 under a lease which runs until 2025.

One office overhead is let to Bracken Estates at €6,750 while another office is rented by Barry Egan at €6,000 per annum, bringing the overall rent roll to €76,500. Number 7 Orwell Road is let to Quality Drycleaners on a 20-year lease which runs until 2021 at a current rent of €27,000 per annum. The third building going for sale, 11 Orwell Road, is rented by The Flower Bowl at a rent of €16,000 per annum under a 35-year lease which runs until 2026. Turley plans to sell the investments in one, two or three lots.
