The intensification of high tech companies in Dublin’s south docklands is continuing with plans by one US firm to rent new space and another to enlarge its facilities in the Bloodstone Building at Sir John Rogerson’s Quay. LogMeIn, a fast growing company that gives access to your home and work computers from anywhere, rents the top floor of the building and is planning to almost quadruple its space from 427 sq m (4,600 s q ft) to almost 1,672 sq m (18,000 sq ft).
Meanwhile, travel website TripAdvisor is to rent 808 sq m (8,700 sq ft) at €452 per sq m (€42 per sq ft). Paul Hipwell of Lisney, who acted for Blackstone, the landlords, said LogMeIn and TripAdvisor were the quintessential tenants for the south docklands in that both were north American IT enterprises. There was now clear evidence of clustering by similar companies in the docklands and the city centre.
Lisney as well as joint agent Knight Frank are involved in discussions to lease the remaining 2,787 sq m (30,000 sq ft) in Bloodstone in suites ranging in size from 185 sq m (2,000 sq ft). Rents from now on are expected to exceed €484 per s q m (€45 per s q ft).
