Redevelopment site in D8 for €1m

Following on from its recent sale of the former Bellevue Motors site in Islandbridge, Dublin 8, for €1.6 million, agents CBRE has now been instructed to handle the sale of another redevelopment site close by.

Number 40 Old Kilmainham Road, located opposite St James’s Hospital, extends to 0.2 of a hectare (0.5 of an acre) and has planning permission for a six- and seven-storey mixed-use development extending to 5,250 sq m (56,510 sq ft). Most of the space was to have been used for enterprise and employment, other parts of it as offices and retail as well as five “live work” units and 18 apartments.The permission does not run out until April 2019.

Robert Colleran of CBRE says that given the favourable "Z6" zoning the next owner may opt to change the planning.

There are four existing car showrooms and an industrial building on the site which can generate short-term rental income. CBRE is guiding in excess of €1 million for the site which has two access points: one on the Old Kilmainham Road and the other on Rowserstown Lane and Kilmainham Lane.
