An Post’s post office on Shelbourne Road is being brought to the market as a development opportunity, with a guide price of in excess of €1.5 million.

The landmark property measures about 503.4sq m (5,419sq ft) on a site of about 0.05 hectares (0.12 acres) with profile to the river Dodder, and offers a wide range of potential options including office, food and beverage and medical uses.

The property comprises a retail unit to the front of the building at ground and first floor measuring about 110.2sq m (1,186sq ft). It is occupied by An Post on a four-year, nine-month licence agreement.

The property also has separate office accommodation to the rear at ground and first floor, which is vacant, and measures about 412.6sq m (4441sq ft), as well as a number of vacant outbuildings.

Built in 1889, it was designed by John Howard Pentland, who was also responsible for the design of Fusiliers' Arch at the main entrance to St Stephen's Green at the top of Grafton Street, as well as the remodelling of the General Post Office (GPO) on O'Connell Street just before the 1916 Rising.

Additional areas were added to the Ballsbridge premises in the 1920s.

The post office facade, along with the single storey structure and the two-storey projected bay, are listed on the record of protected structures. The rear section of the building is not listed.

The site is zoned Z4 – District Centre and will provide an investor with a prime redevelopment opportunity, ideal for office, food and beverage or medical uses subject to planning permission.

Over the last number of years Ballsbridge has seen increased levels of redevelopment, with 35 Shelbourne Road and Number One Ballsbridge completed most recently, as well as the new Facebook headquarters, which are under construction along the Merrion Road at the former AIB Bank Centre site.

Ballsbridge provides a bustling setting within close proximity to Dublin city centre.
