A key site in Sandyford, Co Dublin, for an estimated 127 apartments is likely to be of interest to a range of developers when it goes for sale today through Colliers International.
Nick Coveney of that agency is quoting in excess of €6.5 million for the former Chadwicks builders' providers complex, which extends to 0.73 of a hectare (1.8 acres) and fronts Carmanhall Road and Blackthorn Road.
The building on site has a floor area of 3,872sq m (41,678sq ft) and along with the adjoining 109 car parking spaces are let to Avid Technology until April 2017 at a rent of €807,000 a year. Colliers says the site is one of the few in Sandyford designated for an eight-storey residential development. Carmanhall Road has been identified for residential development because of its proximity to existing residential developments primarily at Beacon South Quarter, Rockbrook and schemes on Corrig Road and Ballymoss Road.
Mr Coveney said whoever buys the site will have the benefit of a rental income for the next three years during which time they would be able to secure planning permission.
