Georgian on Upper Mount St makes €800,000 over guide

A UK buyer has given a badly needed boost to Dublin’s Georgian house prices by paying €2.3 million – €800,000 above the guide price – for a period office building at 47 Upper Mount Street, Dublin 2.

Selling agent Michael Turley said the sale originally attracted 10 bids and even in the second round there were still five people chasing the investment.

The house has a floor area of 381sq m (4,100sq ft) and is let to the Legal Aid Board at €206,000 per annum. The lease does not run out until August, 2015.
