Laid out in lawn with large five-bedroom detached house

An infill residential site in the heart of Foxrock village is guiding €1.8 million through DNG prior to auction on October 15th.

The corner site, which measures 0.63 acres, has frontage to Torquay Road and Westminster Road. It is zoned “Objective A” – to protect and/or improve residential amenity” – under the Dún Laoghaire-Rathdown Development Plan (2010 – 2016). Presently laid out in lawn, the site includes Clonbur, a large five-bed detached house.

The area is well serviced by public transport with the Luas at Carrickmines and the QBC on the N11 while the M50 is five minutes away by car. The restaurants, shops and cafes of Foxrock village are literally across the road.

In February 2008 planning permission was sought for the demolition of Clonbur and its replacement with 11 apartments, office unit of 192sq m (2,067sq ft) and a retail unit of 446sq m (4,800sq ft). Also included were 33 car-parking spaces, 30 bicycle spaces, ancillary storage, waste storage, plant and surface water attenuation tank and ESB sub-station.

Dún Laoghaire-Rathdown County Council granted permission for the scheme on September 24th, 2008. However, an appeal was lodged with An Bord Pleanála in October 2008 and the application for planning permission was withdrawn in July 2009.
