A site of almost an acre with two detached houses at Taney, Dundrum, Co Dublin, is expected to attract considerable attention when it is offered for sale by estate agent Savills for €1.35 million.

It also comes with the option to seek planning approval for an infill residential development.

Jonathan Preston is handling the sale of the 0.96 acre site at Taney Road/Taney Park which is around 100 metres from the Dundrum Luas stop and within walking distance of the shopping centre.

The largest of the two houses, Cranford, has a floor area of 200sq m (2,153sq ft) over two levels and is in need of considerable renovation. The extensive, private gardens, cover 0.80 of an acre.

The second house, called Lisheen, is a three-bedroom bungalow with a 90sq m (969sq ft) floor area on grounds of 0.16 of an acre.

Preston said the houses and site offered “exceptional potential” for a new housing scheme in an attractive residential location that is close to the Luas.

Sites in well-established suburbs are selling well and there is currently a shortage of them, he said.

Reasonably sized, low-risk sites without planning permission continue to appeal, particularly where there are houses in situ and where there is a strong possibility of obtaining planning permission.

The Taney property is to be offered for sale in one or more lots.
