An interesting mixed-use property investment comes on the market today in the south Dublin village of Dalkey through joint agents JLL and The Lansdowne Partnership.

The two agencies are guiding €1.5 million for a block of six apartments and three retail units at Blue Court on Convent Road.

Five or the six apartments are let, while one of the three shops is also trading and producing an overall rental income of €91,300.

The initial yield on offer is 5.83 per cent, but this can be significantly improved by finding tenants for the vacant space.

In the longer term, a purchaser might well decide to sell off the properties on an individual basis to capitalise on the rising values and the continuing rental growth.

The property is conveniently positioned in the heart of Dalkey village and benefits from dual frontage on to Convent Road and St Patrick’s Road

The joint agents said Blue Court was an ideal lot size for investors wishing to increase the capital value of the investment.
