Bray residential site available for €2m

Sherry Fitzgerald expect 1.38-acre site on Upper Dargle Road to attract much interest

A high-profile residential site extending to 0.56 of a hectare (1.38 acres) with frontage on to the Upper Dargle Road in Bray, Co Wicklow, and in close proximity to the N11 is expected to attract considerable interest among housebuilders when it goes on sale today through DTZ Sherry FitzGerald.

Colette Mulroy of the agency is guiding in excess of €2 million for the site which is currently occupied by three residential units.

The Bray Environs Local Area Plan will allow for a medium-to-low density residential development on the land subject to the provision of the necessary infrastructure. The planning objective permits a density of 50 units per hectare.

DTZ says the site has all amenities and services available for a residential development. Some of the alternative high-value uses also include a motel, nursing home/care home facility and independent living units.

The site is 2km west of Bray town centre and is around 20km south of Dublin city centre. Bray has always been a popular residential coastal location and in the 2011 census had a population of 31,870.

The town has excellent transport networks including the Dart, numerous bus routes and close proximity to the M11 and the M50 road network.
