GalwayOffices: A well-located commercial buildings on Galway's Eyre Square is expected to attract a broad range of interest when it goes for sale by tender on June 4th.

Terry Cunningham of local agent Cunningham Auctioneers is quoting a guide price of €3 million for the three-storey over basement Victorian building which is within 100 yards of the main entrance to Eyre Square Shopping Centre.

Commercial properties are much sought after in Galway because of the vibrant business life in the city and year-round tourism.

Neighbouring buildings include the Bank of Ireland, AIB, Permanent TSB, National Irish Bank and the Skeffington Hotel.

Number 24 Eyre Square is likely to be of interest to financial institutions, professional firms looking for a headquarters, retailers, investors and developers.

Terry Cunningham describes Eyre Square as the "commercial heart and hub of the city" which works particularly well because it is served by several multi-storey car- parks and is also close to main bus and rail services.

One of the advantages of Number 24 is that it has frontage also on to Ballalley Lane at the rear, where there is at present a coach-house with obvious redevelopment opportunities.

The property will be sold with vacant possession with the exception of the basement, which is held on a lease at a rent of €11,000 per annum.
