With Amazon moving its fast-growing staff numbers to a larger office space at Burlington Plaza on Burlington Road in Ballsbridge, the owners of its former Irish headquarters in Kilmainham are today launching a marketing campaign to find a replacement tenant.
The online retailer has spent the last eight years at One Kilmainham Square, a distinctive five-storey block with 5,853sq m (63,000sq ft) of high-quality space on the Inchicore Road beside Kilmainham Jail.
The high-grade tenant fit-out means that the building will be ready for occupation from August. While the owners would prefer a single occupier, they will also consider letting the block on a floor-by-floor basis.
Anne Louise Hannon of CBRE says the launch of the block comes when there is a growing demand for large fitted office space of this kind as the supply of such accommodation in the city centre is fast eroding.
The agent is quoting rents in the order of €322 per sq m (€30 per sq ft) for the block which is noted for its highly contemporary architectural style and top-class specification including full-height glazed central atrium, column-free floor plates, raised access floors and air conditioning.
One Kilmainham Square forms part of a full integrated mixed-use environment with apartments, cafe-retail and the Hilton Hotel. The area also benefits from excellent public and private transport facilities. Heuston station and the Luas are both within a short walk.
