High-spec office space in the redeveloped former offices of the European Union at 40 Molesworth Street, Dublin 2, is quoting €646 to €700 per sq m (€60 to €65 per sq ft) through Savills.

The building, which was bought by Iput in 2013, is available as a single let or a floor-by-floor basis, with sizes ranging from 279 to 2,787sq m (3,000 to 30,000 sq ft). Savills said it is due to be ready for occupation by June 2017.

It is being redeveloped to LEED Gold Standard accreditation and will have an A3 BER rating so operational costs and environmental impact are minimised.

Iput’s €9 million refurbishment of 40 Molesworth Street is more like a transformation as the external façade is being replaced with a Petersen brick finish while the internal lay-out is redesigned to offer flexible working spaces.

Fourth-floor roof terraces

Standout features include: penthouse and fourth-floor roof terraces with commanding city views; floor-to-ceiling glazing in office spaces; Schindler lifts; showers; changing facilities; and bicycle storage. There will also be 17 secure car-parking spaces.

The building is on the corner of Dawson and Molesworth streets between Trinity College and St Stephen's Green. Grafton Street is within easy walking distance, as is the Dart at Pearse Station while the new Luas Cross City line (due to start in late 2017) is to run past the property.

Molesworth Street is undergoing a spate of office development. Four office schemes, with a combined 23,504sq m (253,000sq ft), are either on site or in the development pipeline.

Iput, for example, has demolished the 40-year-old Passport Office building at the corner of Molesworth Street and South Frederick Street and is replacing it with a €40 million landmark block extending to 10,683sq m (115,000sq ft).
