Is it five bedrooms or seven? Builder and developer Jamie Moran is not sure. Seven seems like a lot, he thinks. On the other hand, while there are five good-sized bedrooms on the two upper floors of 3 Pirton, at Sydenham Villas, there are a further two at lower garden level, each of which have French window access to patios. "One could be a gym, and a study maybe," says Moran.
With a surround-sound cinema room in an adjacent room, I wonder how much work you’d get done down there. There’s also separate access, so it could be an au pair or granny flat… That’s the thing, at 345sq m (3,715sq ft), No 3 has space to conjure with.
It’s the fourth and final house in a small scheme on what had been the gardens and tennis court of Pirton House.

It's also the largest, and while the other three sold off the plans during 2015 for between €1.25 and €1.5 million (inclusive of VAT for the new builds) Moran decided to hold on to No 3 until it was finished, and now it's on the market with Sherry FitzGerald for €1.695 million.
Finished
The house isn’t just “finished”, it’s finished in fine style. Energy efficient, it’s wired up for CCTV, and there’s a Sonos sound system throughout. The Lisa Marr-designed Springhill kitchen has luxury appliances, and a large eating area to the side.
This big space connects through bespoke glass doors to the lounge. The opposite room is set up as a dining room, but it’s more likely to end up being used as a den as the kitchen is too nice to ignore, even for elegant parties.
Upstairs, a peek into the family bathroom reveals an egg-shaped bath sitting like some sort of space age module, teleported down.
“It came from the UK,” Moran says. “It’s stone resin – I think it might be the only one in Ireland.”
He’s clearly proud of everything that has gone into Pirton. “I do most of the design, and we work with a structural engineer. The key to a house like this is that it isn’t all off-the-shelf, there are lots of unique details.”
Another detail worth noting is the location. Airfield is opposite, so the views from two of the bedrooms are of cows, contentedly grazing. "There's not many A2-rated houses in Dublin that you can see a farm from," says Moran.
Indeed, or walk to the Luas, Dundrum Town Centre, the cinema, restaurants and schools. Add an enclosed garden to the rear and plenty of parking, and it's no surprise the neighbouring houses sold before the paint had dried.
