Revamp of Rathgar’s Orwell Park continues

Original features remain in this renovated period property, on the market for €3.2m

There's a sense of past, present and future these days on Orwell Park: period homes and builders vans on what has been, and will be again – once the flurry has died down – a quiet and leafy residential street in the heart of Dublin 6. As reported on these pages earlier in the year, Orwell Park was one of the first roads to show signs of recession recovery, with new developments at Orwell Park Square and at 59 Orwell Park; and the sale of houses such as Bill Whelan's at number 14 for €3.795 million.

The current owners of number 32 bought the house 10 years ago as a rental property, doing a certain amount of work to it beforehand. Then, when the tenants moved out more recently, they carried out a complete refurbishment, and the four-bedroom Arts and Crafts-style house is now for sale with Stokes Property for €3.2 million.

“It’s a proper family home on one of the nicest roads in the city,” says agent, Simon Stokes, pointing out the original features that have been retained, including parquet flooring in the hallway, the woodwork on the staircase, the pretty tiled fireplaces and oval brass door handles.

Woodwork

It’s been a thorough restoration too, stripping layers of paintwork right back, restoring woodwork, and adding new elements, including a fantastic walk-in dressingroom and en suite to the principal bedroom, and a Christoff kitchen, all installed by the owner’s son, expert joiner Keith O’Dea.

There’s also a deck off the kitchen, which links to the patio and lawns of the secluded garden.

With four good-sized bedrooms upstairs; and a large lounge with two very generous bay windows, plus study, diningroom, kitchen/breakfast room and TV room downstairs, you could walk straight in.

A garage to the left of the property gives extra options however, especially as there’s ample off-street parking protected by electric gates to the front.

It may be possible to extend into the garage, adding to the current 303sq m (3,262sq m) of accommodation, and providing an en suite upstairs for what is currently the second bedroom.
