Old and new perspectives on Sandycove seafront

Two large houses enjoy plenty of space, light and some spectacular sea views

Seaview, St Alban’s, Newtownsmith, Sandycove

Seaview, a house on the seafront in Sandycove, lives up to its name: it has clear views from three floors across Sandycove Green and Scotsman's Bay to Howth.

The large Victorian end-of-terrace house was one of three on the terrace revamped some years ago, when third floors with wide outdoor balconies were added. Seaview, a 372sq m (4,000sq ft) four-bedroom house, is for sale by private treaty through Savills for €1.6 million.

The livingroom on the second floor and the main bedroom on the third, both of which stretch the width of the house, are the most striking rooms. The livingroom has two tall, deep bay windows overlooking the bay. The main bedroom has three glass double doors opening on to a balcony.

Seaview has been redecorated by Fitout Interiors and staged for sale. New owners may want to restore wooden floors but it’s in virtual walk-in condition. Accommodation includes the drawingroom on the ground floor with two tall deep bay windows with sea views, opening into a formal diningroom; a large, bright kitchen/breakfastroom; and a smart downstairs toilet. Two sets of glazed double doors open from the kitchen to a small, enclosed back garden.

There are two double bedrooms, one of them en suite, and a family bathroom as well as the front livingroom with a view on the second floor off a wide landing.

On the top floor, as well as the large main en suite bedroom with sea views, there is an en suite double bedroom at the back of the house with three glazed doors opening onto another big balcony.

There is place to park in the small garden at the back of the house, accessed via electronic gates down a lane beside the terrace. St Alban's is just around the corner from Glasthule village, a short walk to the Dart at Sandycove.

1 Scotsman’s Close, St Alban’s

The developers who revamped St Alban’s also built two new large properties behind them. Number 1 Scotsman’s Close, one of two semi-detached houses, is a 265sq m (2,854sq ft) two-storey over-basement four-bed.

It is now for sale, also through Savills, for €1 million.

This house has a traditional exterior but inside has a modern design and fitout, with bedrooms downstairs and living quarters upstairs to maximise sea views.

The open-plan livingroom, diningroom and kitchen on the first floor run from the front to the back of the house, with a square arch with sliding doors separating the smart contemporary kitchen from the diningroom.

There’s access from the livingroom up steep stairs to a large roof terrace: it’s enclosed, and only tall people will get good views from here, but it would be a nice spot for sunbathing outdoors. And there are good sea views from the livingroom.

The main en suite bedroom is on the ground floor at the front of the house, with two small doubles – one en suite – and a family bathroom at the back. A door opens from one of the bedrooms at the back on to a very small enclosed back yard with a strip of lawn.

A room in the basement which runs from the front to the back of the house, is currently a home cinema. Sliding doors open from here into a double en suite bedroom at the back of the house. There’s also a utility room and boiler room here.

Outside, there are two parking spaces in the gated communal parking area.
