Forgney, a site with a derelict house on 0.57 of an acre was initially owned by developer Cathal Mellon, who had applied for permission to erect five houses on the site. After planning for three properties was granted the site was sold to John Bennett of Rivertempus in March 2014.
Records on the property price register show that Forgney Grove, one of the three properties, sold in May 2014 for €2.25 million. Now the two remaining houses have been completed – Forgney Oaks and Forgney Lodge, and they are on the market through estate agent Sherry FitzGerald with asking prices of €2.25 million.
The properties were designed by O'Briain Beary Architects, and Forgney Lodge, the show house, has been superbly decorated by Niamh de Barra and Sinead Considine of The Interiors Project.. The Lodge, stretching to 388sq m (4,176sq ft) is a massive property. The panelled master bedroom, one of five or six depending on whether you retain the study, at 44sq m (473sq ft), is the same size as new building guidelines for one-bed apartments. On the second floor the en suite guest bedroom stretches to 56sq m (602sq ft).

Formal diningroom
The Hamptons-style kitchen is by Newcastle Design – who also built the window seats and wardrobes in the bedrooms. No expense has been spared – Silestone countertops, Neff appliances, Franke sinks and a Calacatta marble splashback, are just some of the features in this high-end design. The property has three reception rooms. A formal diningroom with herringbone oak parquet lies to the front opposite a vast livingroom with a remote-controlled gas fire. A further livingroom lies to the rear and looks out over the landscaped garden.
The price for the Lodge includes fixtures and fittings – which include high-end cluster lights with exposed filaments, luxurious curtains, gas fires, and expensive flooring. Soft furnishings are an optional extra but, all the furniture has been custom built including a very large L-shaped sofa and wenge dining table, so new owners have the option to move straight in without the headache of décor decisions.
Forgney Oaks next door is a shell, and new owners will have to spend on the interiors. Though smaller – 371sq m (3,993sq ft) – than its neighbour, the site itself is larger than that of the showhouse.
With an A2 energy rating, an air-to-water heat exchange system and solar panels, the properties tick all the energy-saving boxes. Forgney Lodge – the luxurious show house, is the last word in turn-key condition – besides buying towels new owners will just have to unpack their suitcases.
