Elegant proportions in Monkstown, €1.7m

The new owners of this two-storey-over-garden-level house with five bedrooms will have little to do when they move in – but there is potential for a mews should they feel the inclination to add something extra to the property

In recent months, Savills has built up quite an offering at the upper end of the Monkstown, Co Dublin, property market and 2 Knapton Terrace is its latest listing.

At €1,695,000 (or more simply a little less than €1.7 million) for a terraced house without sea views it seems strongly priced when compared with other houses in the area.

It would, though, appear to have mews potential, subject to planning permission – next door has a large mews house in their garden and such sites are always much sought after.

The printed brochure states there is planning permission for a mews but that is not the case.

The owners have lived here for 15 years and it is laid out as a five-bedroom house which suited their needs as a large family. As one of those bedrooms is on the hall-level return, it is most likely that new owners will use that room as a study or home office and so have four bedrooms.

Highly decorative
The two-storey-over-garden- level house measures 268sq m (2,885sq ft), is decorated with style and is in walk-in condition.

The garden level was updated recently by interior designer Miriam Peters of design company Minnie Peters and her trademark style, which is particularly sympathetic to period houses, is recognisable.

To the front is the kitchen, accessed from the landscaped front garden and filled with a Chalon kitchen, complete with island and large pantry unit. At the back at this level is a family room and a full-sized bathroom and there’s also a well-fitted utility room on this level.

Upstairs at hall level – the plasterwork in the hall ceiling is highly decorative – are two interconnecting reception rooms. They aren’t particularly large but they are grand with fine fireplaces, high ceilings and, to the front, a deep bay window.

Along with the bedroom on the hall return there are two doubles and two singles at the top of the house. The family bathroom is up here too.

The largest bedroom to the front has a bay window making it brighter and giving it extra square footage.

The back garden is long at 45m (148ft) and has a rear entrance.

There are two terraces immediately outside the back door while the rest of the garden is laid out in lawn bordered by mature hedges and trees.
