Dalkey cottage on much sought-after road for €795,000

Extended three-bed in south Dublin benefits from plenty of light and recent renovation

A three-bedroom cottage off the end of Dalkey’s main street is likely to attract interest from well-heeled downsizers based in south county Dublin. The single-storey house, which was renovated before the current owners bought it in 2001 for €440,000, has a large open-plan livingroom/diningroom/kitchen and a very sheltered landscaped courtyard at the rear.

Number 27 Tubbermore Road, a 103sq m (1,106sq ft) three-bedroom house a few doors down from health store and cafe Select Stores, is for sale through Lansdowne Partnership for €795,000. Previous owners had extended the house, which was originally a 19th century fisherman's cottage.

Recent sales show that the location is in demand: most houses on Tubbermore are not large, but have sold for high prices in the past couple of years. One two-storey three-bed which had been refurbished sold for €1.1 million in 2015. Number 6 Tubbermore, a four-bed 46sq m (500sq ft) property bigger than number 27, sold for €960,000 last autumn, according to Lansdowne Partnership.

High ceilings

With its open-plan main room and high vaulted ceilings, number 27 feels surprisingly spacious. A short front hall opens into the main space. The kitchen/diningroom has a red-tiled floor and a high arched timber ceiling with two Velux windows. The kitchen, along one wall, has cherrywood units, a Smeg oven and dishwasher and polished granite countertops.

The bright carpeted livingroom also has a vaulted timber ceiling and floor-to-ceiling windows on two sides. A door opens from here into the very private L-shaped courtyard with large patio tiles and raised flowerbeds.

Accommodation also includes a good-sized family bathroom off the hall, as well as a small guest toilet.

The main double bedroom at the back of the house overlooks the patio. Another double at the front is currently used by its owner, Naomi Fitzgibbon, for her online fashion business, Vintage Finds You. Fitzgibbon, a former nurse, is Nurseline manager of the Irish Cancer Society. She and her husband John use a small single bedroom at the front as a study.

Number 27 has on-street residents’ permit parking.

Tubbermore Road is directly off the end of Castle Street, a few doors away from the former Dalkey Garda station on Tubbermore Road.
