House on Tubbermore Road in need of renovation might suit downsizers


A cottage-style house built in the late 19th century and extended in the 1970s is likely to appeal to a downsizer who wants a convenient home a few minutes' walk from the centre of Dalkey village.

The property needs a lot of refurbishment, but vendor, architect David Crowley, has already drawn up a range of plans new owners could opt for.

Currently number 18 has 92 sq m (990 sq ft) and three bedrooms and is for sale by private treaty for €695,000 through Knight Frank.

The small front yard of the semi-detached house is sheltered by high walls. The front porch opens directly into the livingroom in the original part of the house; to the left is the main double bedroom, which has an en suite shower.

There’s period appeal in the exposed stone walls, cast-iron fireplace and tall sash windows in these rooms. Double glass doors lead down a few steps to the extended part: the kitchen/ diningroom spans the width of the back of the house, opening through French doors into a sheltered courtyard.

There are two single bedrooms and the main bathroom in an L-shaped extension at one side of the garden.

There’s a utility area in an enclosed passage off the kitchen which provides side access from the front to the back of the house.

Emptied now of the furnishings pictured, it’s easier to see the kind of work that would need to be done to upgrade the house.

Detailed plans drawn up by architects Cantrell & Crowley for extending the house show three options: one, which would involve upgrading the existing house, could cost about €50,000, estimates Crowley. Option three, the most ambitious, would involve building a first-floor extension, and might cost around €250,000.

There is full planning permission that runs until January 2019 for these plans.

Number 18 is towards the bottom end of Tubbermore Road. Quite a few houses have sold there recently: number three sold for €610,000 in March and number 10, a refurbished two-storey house, sold for € 1.1 million in January this year.
