Tucked off the busier Griffith Avenue, one of the benefits of Glandore Road is its quiet location, with excellent transport links to the city centre. Number 32 underwent a complete renovation in 2015, with the addition of an extension which has almost doubled the size of the property to 200sq m (2,153sq ft) in addition to further space in the converted attic and the original garage.

The current owners engaged architects Tyler Owens, who added a double-height extension to the rear of the property. It is a very clever design, as it allowed for a full-sized staircase to the attic, an en-suite to one of the original bedrooms, and a very spacious en-suite main bedroom. On the ground floor, an open-plan kitchen/living/dining area was added, which opens out to the rear garden through giant patio doors. These doors and the addition of roof lights, allow light to flow through the room all day.

Concertina doors

There is a great flow through the house as a result of the removal of the internal dividing wall between the two old reception rooms – which retain their open fireplaces – and the installation of concertina doors allows the entire downstairs to open up for entertaining.

What was the original breakfast area is now a wider hallway off which lies a cloakroom and toilet.

Upstairs are four bedrooms, three fine doubles, and a smaller room currently used as a nursery.

A further full staircase leads to the attic room, which is set up as a den with a sofa bed for overnight guests. It would also make a super home office.

The rear garden extends to 33m, part of which is planted amid paving that matches the kitchen extension to give a seamless divide. The remainder is set in lawn and currently doubles as a playing pitch complete with two sets of goals.

While the house has almost doubled its size, at no point does it feel overly large or out of proportion. This is a carefully thought out functional design. All that's missing from this fine family home is further planting in the rear garden. Sherry FitzGerald is seeking €950,000 for the house, which is in turnkey condition.
