If Arabella gives property watchers a sense of déjà vu, that's because its sister house Winthorpe came to market last November. The pair of A2-rated new-build detached houses were built by Coulson Developments. Winthorpe, a four-bedroom house on 0.16 of an acre, came to market asking €1.6million and sold for €1.632million. It was 278sq m in size and was staged for sale by Manny O'Hara of House and Garden Presentation Services.
Both houses have zinc detailing over the front door and living-room window and sage green Carlson timber windows, mirroring some of the older Foxrock property styles with a box bay window to the front and a round window where the guest toilet. is situated on the ground floor
Arabella is the bigger of the sisters. It measures 297sq metres / 3,200sq ft and has soaring ceiling heights of ten feet that contribute to the expansive feeling you get when you cross the threshold.

The property is in turn-key condition. It’s not quite a carbon copy but more similar than different. Developers Coulson hired Newcastle Design to fit out the homes, starting with very smart storage under the stairs that is LED lit and has drawers for winter accessories such as hats, gloves and scarves and even leads for walking the dog – if you happen to be dog people.
Smart thinking
The bay window in the living room is crying out for a large window seat and there is a stone fire surround with an enclosed solid fuel fire insert. Distressed grey oak covers the entire ground floor and all the internal doors downstairs have glass panels.
Unlike Windthorpe this house isn’t staged for sale and as a result it almost feels too big, especially when you go into the open-plan kitchen-living-dining room. It has smart painted wood units with chrome d-ring handles, marble countertops and splash back and enough space to store every appliance imaginable.

Incorporated into the island is a storage bench where there is a small table for breakfast. Newcastle Design deserves kudos for this practical and good-looking idea.

There are both sliding and French doors out to the patio and lawned back, where there are sea views – if you’re over a certain height.
There are four dormer-style bedrooms upstairs, two of which have ensuite shower rooms. All have built-in floor-to-ceiling wardrobes.
The house, which is asking €1.95million through agents Hunters, has a detached garage of 40sq metres and parking for up to six cars.
