Allsop Space will hold its auctions over two days next month.
The auction specialists will be selling off approximately 100 commercial lots, with a total reserve of about €25 million on Tuesday, December 9th, followed by approximately 200 residential properties, with a total reserve of €30 million two days later on Thursday, December 11th.
About a quarter of the residential properties set to go under the hammer in the RDS are in Dublin, with a number in the south side of the city expected to attract the most attention.
Amongst them are two houses in the Dublin 6 suburb of Rathmines with 27a Castlewood Avenue having a reserve of €500,000-€550,000 and 172 Lower Rathmines Road having a reserve of €475,000. Also expected to generate plenty of interest is a four-bed house in Shankill that will have a reserve of €465,000-€500,000.
Meanwhile, 25 city centre apartments, comprising 20 two-beds and five one-beds, at Greeg Court in Parnell Street, Dublin 1, are set to go under the hammer for a reserve of €3-3.5 million.
The full catalogue is being released this morning on allsopspace.ie. Director of auctions at Allsop Space Robert Hoban feels that splitting the auction in two will make the process more appealing. "It's a big development for us to split the auction over two days but one thing we have noticed is that we have a very different profile of buyer between commercial and residential.
“A third of our residential buyers purchase for their own personal use whereas on the commercial side there can be a lot of syndicates, investment funds, solicitors etc.
“I don’t think it’s an intimidating way to buy but in case it is to some people then hopefully this will make it more attractive.”
