A well located site in Blackrock is likely to appeal to developers looking for a residential development opportunity in the ever popular south Dublin suburb.

Grove Paddock House is a large, detached house, on a site of 0.7 acres (0.283 hectares). Colliers is guiding €1.5 million for the property and site.

The property is set back from the road and approached through wide pillared entrance gates, with generous off-street car parking to the front and a private walled garden to the rear.

Conveniently positioned directly off Grove Paddock, the house is close to the mature, well-established residential location with a mix of substantial detached period and modern homes as well as high-end apartment developments

John Coleman, who is handling the sale for Colliers, said: "Grove Paddock House presents a superb residential opportunity in a fantastic location where sites of this calibre are rare and quality homes are high in demand."

The property is located on the north side of Grove Paddock, off Stillorgan Park in Blackrock, Co Dublin, a popular and affluent coastal suburb of Dublin.

The site is situated about 7.7km southeast of St Stephens Green and some 2.1km southeast of Blackrock village. Blackrock is well served with public transport, including the Dart, while there several well-regarded schools in the area.

Blackrock itself has been home to significant development of late, through the redevelopment of the Frascati and Blackrock Village shopping centres, while on the residential front, construction is under way for about 100 apartments at the Butter Yard on Newtownpark Avenue. Approval was also recently granted for a substantial build-to-rent scheme on former Blackrock College land.
