A ready-to-go 1-acre site with planning permission for 15 residential units outside Swords, Co Dublin, is expected to be snapped up quckly when it goes for sale from September 12th.
Finín O’Driscoll of agent Knight Frank is quoting in excess of €800,000 for the site at Kettles Lane, to the southeast of Swords and within 10km of the city centre. The recently approved planning permission provides for four three-bedroom houses, six three-bedroom duplex units, and five one-bedroom apartments. The unit types will range in size from 50 to 120sq m.

Another housing site with an €800,000-plus guide price at Blessington, Co Wicklow, is due to be be auctioned on October 11th by joint agents Lisney and JP&M Doyle. The 1.38-acre site beside the Dunnes Stores-anchored shopping centre in the centre of Blessington has permission for 21 houses, which is due to run out early next year.
However, Wickow County Council has already decided to upgrade local services, opening the way for a higher density development on the site now going for sale.
Site with options near Áras for €2m-plus
Iain Finnegan of agent Finnegan Menton is seeking offers in excess of €2 million for a well-positioned residential site on the corner of Blackhorse Avenue and Villa Park Road, opposite the gates of the Phoenix Park in Dublin 8.
The site has the potential to be used for either a development of townhouses or apartments (or a mix of both) where one of its closest neighbours will be Áras an Uachtaráin. A feasibility study by Reid Architecture & Design has shown a number or options for the next owner, including a development of 15 townhouses or 32 apartments.
D6 residential site near Ranelagh for €2m-plus
John Agar of estate agent Agar is also looking for offers above €2 million for a third of an acre residential site within a seven-minute walk of Ranelagh village in Dublin 6. The site at Sandford Road has the potential to accommodate 12 homes – six two-bedroom duplex apartments extending to 110sq m and six two-bedroom apartments with floor areas of 75sq m.
The Sandford Road site has been owned by the Smith family since 1946, when WilliamSmith set up Sandford Garage after having worked in the business since 1925.
More than €1.6m for D6 Georgian office building
CBRE is quoting in the region of €1.625 million for a Georgian office investment at 6 Lower Hatch Street, Dublin 6, which will show net initial yield of 6 per cent. The four-storey over-basement house has undergone extensive refurbishment and produces an annual rent of €114,563.
The building has an overall floor area of 253sq m (2,730sq ft) and, with the exception of the basement, is fully let to Shannon & O’Connor Solicitors on a 10-year lease from December 2015. The basement is independently accessed and is let under a separate five-year lease from June 2016. Four car parking spaces at the rear are all let to Shannon.
Clonsilla Road site expected to fetch €2.5m
Lisney expects to secure at least €2.5 million for a 1.9-acre site beside the Church of Latter Day Saints on Clonsilla Road in Dublin 15. The site has potential for both a commercial and residential development and is located beside land owned by Aldi. It is about 2km from Blanchardstown town centre.
D2 Georgian for rent for €45 per sq ft
Bannon is quoting a rent of €484 per sq m (€45/sq ft) for a newly refurbished Georgian house extending to 417sq m (4,490sq ft) at 14 Merrion Square in Dublin 2. In addition to a general upgrading, the owners have provided CAT 6 cabling and floor boxes, improved the heating system and provided bike storage, breakout areas, additional toilets and kitchenettes on all floors.
Bannon’s Rebecca Jones has also indicated that a three-bedroom duplex apartment with roof terrace is also available for a corporate let.
