No 45 on Dublin 4's Mespil Road will undergo a radical change with the planned replacement of a rundown office building by a modern standalone office block overlooking the Grand Canal.
The redevelopment is being handled by Davy Real Estate for one of its pension funds and is expected to take about 12 months to complete.
The new block will have six floors of offices extending to 4,460sq m (48,000sq ft) and an extensive basement with changing rooms, lockers, 90 bike spaces and parking for 14 cars.
The design, by architects Burke Kennedy Doyle, is distinguished by a stunning exterior layout, an elegant double-height reception area extending to 171sq m (1,850sq ft) and adaptable floor plates with 743sq m (8,000sq ft) of space.
The high-quality fit-out will include the option of exposed services or suspended metal ceilings.
The building will be served by three high-speed passenger lifts to link the open-plan office floors via a stylish natural stone-clad lift lobby.
Sarah Hickey of Davy Real Estate said the new building would be complete by the third-quarter of 2019 and said potential occupiers should contact letting agents Knight Frank to register their interest.
The area is already home to a host of renowned organisations, including Amazon, Accenture, BSkyB, Horizon Pharma, Jazz Pharmaceuticals and Bank of Ireland.
