Savills is quoting €3 million for a ready-to-go infill residential site in Foxrock, Dublin 18. The site, beside the well-known Loreto girls' school and across the Stillorgan Road from Foxrock church, has planning permission for 20 apartments and duplex units.

It extends to 0.62 acres with frontage to Pine Avenue and Springfield Park in a mature and desirable residential location just off the N11.

The planning permission permits 16 two-bed apartments of 85sq m (915sq ft) and four three-bed duplexes extending to 115.5sq m (1,243sq ft). All these residential units would have southwest-facing gardens and balconies with winter gardens to the northwest.

John Swarbrigg of Savills, who is handling the sale, said typical end values for the apartments and duplexes range from €575,000 to €725,000, which would give the development a gross value of more than €12 million.
