German supply-chain specialist agrees pre-let deal for 133,806sq ft at Dublin scheme

German-headquartered logistics provider DB Schenker has agreed a deal with Mountpark Logistics to lease the fifth and latest unit to be delivered at the Mountpark Baldonnell campus in Dublin 22.

DBS Schenker plans to use Unit D, which will extend to 133,806sq ft of prime logistics space, to serve one of its major global clients. News of the deal comes just nine months on from the company’s €5.7 million acquisition of 14.2 acres of land for a new logistics facility at the nearby Liffey Business Campus in Leixlip, Co Kildare.

The site at the former Hewlett Packard campus will be used to accommodate a new 219,000sq ft unit to support the growth of DB Schenker's customers in the technology and healthcare markets.

In the case of its new unit at Mountpark Baldonnell, the German logistics specialist had several specific operational requirements that Mountpark facilitated to meet the needs of its end user. Unit D is due for practical completion in May 2022.

Associate director for Mountpark Logistics UK & Ireland, Brett Huxley said: “This marks the first letting that Mountpark has concluded with DB Schenker across our European operations, and we look forward to developing this relationship in the future.”

Ray Hennessy, CEO of DB Schenker UK & Ireland said: “This is one of three new facilities DB Schenker will open in Ireland during 2022, extending our overall capacity beyond 800,000sq ft across 14 sites in Dublin, Cork and Shannon, with over 700 employees.”

The agreement of the deal for Unit D means all five buildings at Mountpark Baldonnell, which collectively comprise 1,199,264sq ft of logistics space, have been let or pre-let prior to practical completion.

One facility has been let to United Drug while number two unit has been let to Home Store + More. The fourth unit meanwhile was first reported by The Irish Times in December 2021 as being pre-let to online retail giant Amazon for use as its new e-fulfilment centre. The 654,000sq ft facility bears the distinction of being the largest single "build-to-suit" pre-let warehouse ever in the Irish market

Mountpark Logistics received planning permission for the final phase of development at Baldonnell totalling 169,263 sq ft at the end of 2021. The two new units, Unit F (72,625 sq ft) and Unit G (96,638 sq ft) are both capable of being delivered by the end of 2022.

The Mountpark Baldonnell scheme is located at Clonlara Road, which is accessed from Barneys Lane on the N7 Naas Road between Casement Aerodrome and the N7/Baldonnell Business Park, providing easy access to the M50, N81 and N4.
