Companies looking to locate their operations within a best-in-class and cost-effective office space may be interested in the latest offering from Henderson Park in south Dublin.

Following the completion of a major programme of investment which it carried out in conjunction with its architects, Henry J Lyons, the UK-headquartered property company is seeking occupiers for the fifth, sixth and seventh floors of Building G at the landmark Central Park campus in Leopardstown.

Some 7,060sq m (76,000sq ft) of grade A office accommodation is available to rent in flexible floor plates ranging in size from 2,230sq m to 2,415sq m (24,000sq ft to 26,000sq ft), together with 75 car-parking spaces at basement level. The joint letting agents Knight Frank and CBRE are quoting a rent of €35 per sq ft, which is significantly less than the headline rents of €57.50 to €60 per sq ft being negotiated currently in Dublin’s traditional central business district and docklands area.

Building G Central Park boasts 360-degree views of Dublin city and the Dublin Mountains with the seventh floor benefitting from a 132sq m (1,425sq ft) terrace. The property comes with a new Cat A office finish including four pipe fan coil air conditioning, LED lighting and metal suspended ceiling tiles, together with fully upgraded toilets and common areas.

Incoming tenants will also be able to avail of the building’s shower and changing facilities and lockers, along with the break-out spaces and waiting areas within its redesigned atrium. Henderson Park also offers a programme of onsite initiatives aimed at promoting work-life balance among the scheme’s occupiers.

‘Invested significantly’

While Building G already serves as a base for several leading corporates such as Mainstream Technologies, Market Star Europe, Sage and Salesforce, the wider Central Park campus is home to an array of occupiers including Vodafone, Bank of America Merrill Lynch, Google, Allied Irish Banks, Ulster Bank, LeasePlan, Reinsurance Group of America and Genesis Aviation.
