Emma Courtney of CBRE is quoting €250,000 for a modern industrial premises at Airside Enterprise Centre in Airside Retail Park in Swords, Co Dublin.

It will provide an investor with a net initial return of 9.9 per cent.

The 348sq m (3,745 sq ft) unit is let to The Flower Factory on a new 10-year lease with a break option in the fifth year.

The rent is €26,000 per annum.
