Dun Laoghaire: from €415,000: Sixteen apartments in a newly completed development at Baker's Corner in Dún Laoghaire go on the market today with one-bedroom units starting at €415,000.

Two-bedroom apartments range in price from €475,000 and there's a small number of three-bedroom units priced from €650,000 at Glebe Hall on Kill Avenue opposite Dún Laoghaire Institute of Art, Design and Technology.

Owen Reilly of Gunne New Homes is handling sales at the development where the first phase sold out from plans last October. Now that the block is finished, buyers will be able to see what they are getting for their money with three show units opening today.

Developers Rosepark Developments Ltd have produced an unusal scheme on the site of the old Rosepark Hotel.

Designed by architects Frank Crowley & Partners, it's an attractive four-storey building with underground car parking and a communal roof-top terrace offering superb views over Dublin Bay and towards the Dublin and Wicklow mountains.

South-facing open walkways lead to several of the apartments and many of the units also have their own balconies or terraces.

It's set in a mature neighbourhood of 1960s' houses with the rear-facing apartments overlooking a patchwork of gardens, and those at the front looking over the grounds of the college towards the mountains in the distance.

The apartments are larger than average with the smallest one-bed measuring 58sq m (624sq ft), while two-beds are between 71sq m (764sq ft) and 97sq m (1,044sq ft).

The best units are dual aspect, while several of the two-beds have additional studies, some of which are large enough to be extra bedrooms. Apartments with both balconies and studies will appeal to both owner occupiers with more possessions to accommodate, as well as to investors who see the possibility of an extra bedroom.

Good quality kitchens with integrated appliances are standard throughout the development, along with nicely fitted bathrooms complete with underfloor heating. There is plenty of storage space too, mostly in double cupboards leading off each hallway.

There is no additional charge for the secure underground car parking. Service charges will start at around €1,400 for one-bedroom units.
