Inglenook Wood is a small development of 28 units on Glenamuck Road built by Weston Homes, a firm that developed Old Town Walk in Naas and Hayfield in Maynooth.
The two-acre site, which had been home to two detached properties, Inglenook and Saxaroon (the former giving its name to the new estate), was bought to market seeking €4million in February 2017 with planning permission for 16 houses and 12 apartments .
Today, the developer is launching the first eight of the semi-detached properties. Built to a traditional design the brick-fronted homes have window and door surrounds of reconstituted sandstone and Edwardian-style, Carlson casement windows with very fine frames that add a decorative element as well as allowing lots of light through.
The three-storey, four-bed properties measure 176sq m /1896sq ft and feel like solid family homes with space for every member.
The sitting room has traditional coving and a limestone surround to the multi-fuel-burning Wanders insert fire that provides a focal point to this formal room, a nice escape in a busy home maybe.
The hall has wainscot panelling and feels bright thanks to a window on its exterior wall. It leads into the large and light-filled open plan kitchen dining area.
Glass doors and roof lights overhead bathe the dark-painted units by Cawleys in light. The pale truffle quartz counters provide a nice point of contrast. Buyers who exchange contracts within 21 days will get kitchen appliances, mainly AEG, included in their purchase. These include a double oven, microwave, dishwasher and five plate induction hob.
The package also includes a full height integrated freezer and separate fridge of the same size. The houses come with a separate utility with a sink and space for a washing machine and drier to sit side by side.
Mirrored sliderobes
There are two bedrooms on each of the first and second floors. The master is situated on the first floor, accessed via a steep set of stairs. Its en suite includes a smart double sink while the family bathroom has a free standing bateau-style bath and a separate shower.
This room is tiled in two shades of grey, but if they are not to a buyer’s liking and they would prefer something different the properties come with an optional €2,000 allowance for tiles to use throughout the house. There’s a decent -sized hot press at this level and the mirrored sliderobes have been supplied by Cawleys.
On the second floor there are two more bedrooms and a separate study, which is lit from above by an electrically-operated roof light allowing for ease of air circulation.
The attic, accessed from this room via a pull-down ladder, has been partially floored, is naturally lit thanks to the use of more rooflights and offers lots of storage space.
Gardens have been seeded for lawn and come with a granite-slab patio and parking to the front for two cars. The properties range in price from €675,000 to €695,000 through agent Hooke & MacDonald.
The development is about a 15- to 20-minute walk from the Luas Green line stop at Ballyogan Wood.
The nearby Park retail centre includes an Ikea order and collection point, as well as branches of DFS, Harvey Norman, Hickey's Home Focus, Heatons, Next Home and Power City and one of the country's best TK Maxx stores so there is no shortage of retail options nearby to add furnishings and the finishing touches to these new homes.
