A 1960s semi in Glenageary, extended and given a complete makeover 11 years ago, is back on the market with a €45,000 price drop since being launched in April this year.
One of the most appealing aspects of the 201sq m (2,172sq ft) four bed is its "secret" 0.12-acre back garden. Birnam on Adelaide Road Upper is for sale through Hunters for €1.25 million.
Immediately outside the house there’s an L-shaped patio garden with artificial grass, raised flowerbeds and benches. To the left a tiled path beneath a pergola leads down to the hidden garden: it’s very private, surrounded by high walls, mature trees and bushes. A semi-circular grass lawn borders a tiled patio; a children’s play area at the end includes a treehouse, swings, slides and a Wendy house. There’s also a rather dishevelled house-style timber shed that could be replaced or revamped. New owners might even consider building a granny flat/guest room out here.
The front door of Birnam opens into a long timber floored part-panelled hall painted a light dove grey, like most of the rest of the house. On the right is a modest-sized drawingroom with a slight bay window opening through double doors into a smaller livingroom, where glazed doors open onto the rear patio garden.
On the left there’s a downstairs study, understairs toilet and a good-sized utility room. Two cleverly concealed sliding doors pull across to close off the kitchen/dining room in the extended rear of the house.

The kitchen/dining room is a bright space with light wells and two walls of glass with sliding doors opening into the garden. It has a somewhat worn timber floor, pale polished granite countertops and island unit with a gas hob inset and a large walk-in pantry.
Upstairs there are three double bedrooms and a smart part-tiled family bathroom on the first floor; a fourth bedroom in the converted attic at the very top of the house has a high ceiling and an en suite shower room.
All are smart, with fitted wardrobes and lots of built-in storage. The main bedroom at the back of the house has a good-sized walk-in wardrobe; the owners had planning permission for an en suite but opted not to install it.
A high electronic gate at the front opens into a tiled front garden where there’s space to park several cars.
Birnam is near the top of Adelaide Road, close to the junction with Glenageary Road Upper. It’s a short downhill walk from here to Glenageary Dart station.
