A detached 1930s three-bed is for sale at 29 Castlepark Road. Hidden behind a very high, perfectly groomed hedge, the 151sq m (1,628sq ft) property is presented in meticulous condition – it was extended 11 years ago – and comes with a long, lovely rear garden. It also retains attractive 1930s features, like the panelled doors with brass knobs and a parquet floor in the diningroom.
The house – bought at auction in 1978 for £28,500 – is for sale for €1.295 million through Savills, and comes with potential to extend, says Savills agent Anna Green, who suggests new owners could replace the garage with a two-storey extension at an estimated cost of around €150,000. There's also potential for a single-storey extension on the other side of the house where a utility room has been built in the side passage.
The house has a simple layout. A formal diningroom on the right of the front hall has a uPVC bay window overlooking the front garden and a large gas fire with a timber mantelpiece. Wide sliding double doors open from here into the livingroom, which has a matching fireplace, and from here straight into the extension at the rear. It effectively makes the downstairs a bright and largely open-plan space.
Modern kitchen
A door at the end of the short front hall opens into the modern kitchen, which has a beige-tiled floor, black polished granite countertops and cream units; like the livingroom, it opens directly into the breakfastroom.
The oak-floored extension has Veluxes overhead, a neat wall-mounted fireplace and two sliding patio doors looking onto the long and very private back lawn bordered by flowerbeds and mature trees and bushes.
Upstairs there are three bedrooms and a bathroom on the return of the stairs. The main bedroom has fitted wardrobes and there’s an en suite shower room off a bedroom that’s currently used as a home office.
Number 29 is on the same side of Castlepark Road as its larger neighbour for sale 10 doors away. It gives its address as Sandycove, Co Dublin while Richmond, at number 39, gives Dalkey. The post office lists Castlepark Road as being in Sandycove, but a quick search of the Property Price Register and of Google shows that houses on both sides of this long road randomly give their address as either Dalkey or Sandycove.
