Portobello’s charm and convenience to both the canal and the city centre means that it is rare to find homes coming to the market with price tags of less than €500,000 – and when they do, they get snapped up pretty fast.

Number 5 Greenville Terrace, on the far side of Clanbrassil Street, technically St Catherine’s, is being brought to market seeking €495,000 through selling agent DNG.

The most recent comparative property for sale was number 12 Florence Street, a 96sq m (1,033sq ft) three-bed terraced redbrick brought to the market at the start of the month seeking €475,000. Needing complete renovation, including a new roof, it has sale agreed in jig time for about 20 per cent over the asking price.

Number 30 Warren Street launched last December seeking €400,000 but the F BER-rated, 75sq m property is being sold with tenants in-situ so will really only appeal to an investor taking a long view.

Number 5 is a 75sq m (807sq ft), two-bed redbrick that has been extended but in a haphazard way that the next owner might like to address in time.

It has fine, period ceiling heights of almost 10ft at entrance hall and living room levels, a room to the front. To its rear is a dining room and the first of the property’s two bedrooms – an internal room, it is accessed via this room.

This bedroom has a window but it looks into the utility room, which can also be viewed from the dining room.

The kitchen is to the rear of the house and the second bedroom, which at just over 5sq m (5sq ft) is tiny, is situated beyond it.

What makes this property interesting is its potential. It comes to the market with planning permission to extend out into a garage to the rear and to reconfigure the layout in a way that should resemble the job done on nearby number 38 so that the back bedroom overlooks a west-facing courtyard.

Number 38 is a two-bed with an internal courtyard that washes its east-facing back in light and was completely upgraded to give it 90sq m (969sq ft) and a B3 BER rating with underfloor heating. It came to market last September seeking €645,000 and sold in December for €685,000.

Another property on the same road, number 26, which also has a west-facing rear, came to market last April at the start of lockdown seeking €795,000. The 91sq m (980sq ft) property had a C1 BER rating and an additional 20sq m (215sq ft) of space in its attic room and sold in September for €720,000, according to the property price register.
