DUBLIN €1M:SINCE it was built in the 1970s, the St Anne's development on Ailesbury Road, across from Donnybrook church, has attracted well-heeled retirees. The prime Dublin 4 location is a selling point as is the promise of living in what is clearly a quiet, secluded and well-managed apartment block, but so too is the size of the units, particularly the penthouses.

Up on the top floor there’s enough room for those trading down from large period houses to bring much of their furniture with them – not something that can be readily said about newer built apartments.

Number 18 is a two- bedroom apartment with 158sq m (1,701sq ft) plus a large, 43sq m (463sq ft), south-facing terrace. Felicity Fox is quoting €1 million for the bright and airy fourth floor penthouse and it’s an executor’s sale.

It shares a landing with only one other apartment and it says a lot for this development that even this area features an attractive old piece of furniture. Inside the front door there is a small, smartly decorated hallway with concealed storage and this opens into the main living area, an impressively large, L-shaped room that runs the depth of the building.

It has panoramic floor-to-ceiling windows – a distinctive feature of this development — at either end, giving lovely views in two directions: one towards the city, the other towards the mountains. The drawingroom area has an open fire and sliding glazed doors opening out on to the terrace, which has been covered with timber decking. The diningroom area currently features a very large period table which comfortably seats 10, an indication of how large the overall living space is.

Off this is the small but well- fitted-out modern kitchen, while another door opens into a second, small internal hall and off it are the two double bedrooms, a bathroom and a dressingroom. One of the bedrooms has been used for some years as a home office.

The bathroom – the bath was replaced by a double shower — and kitchen have clearly been updated in recent years.

There is a concierge and the annual service charge of €5,000, includes heat and hot water.
