AS YOU approach it on its long driveway, Eadestown House near Naas, Co Kildare – a Georgian country house on 27 acres – is an imposing sight rising from a mostly flat landscape. Located in equestrian country not far from Punchestown and The Curragh, the listed five-bed house underwent an award-winning restoration in 1993 and is on the market through Savills at €2.5 million.

It comes with a stone coach-house converted into a three-bed house, stables, and a garage-cum-workshop. The owners bought it post-restoration but had their eye on it for years. They say it was once known as Pear Tree House locally, because it was in such bad repair pears grew out of the roof.

The ground floor contains the most formal reception rooms in the house – a drawingroom and a diningroom. Both large bright rooms, they have high ceilings, marble fireplaces, polished floorboards, ornate ceiling cornices and sash windows at either end with views of the pond to the rear.

The family rooms are on the lower ground floor. They include a large room for relaxing, the kitchen and the sunroom. The kitchen has a beamed ceiling, Stanley range, rustic-style fitted units and a clay tiled floor. Being at lower ground level there’s a lovely feeling in the sunroom of being surrounded by garden. There’s also a utility room at this level, a toilet and a back boot hall with a cloakroom.

Like many of the rooms at Eadestown House, the main bedroom is dual aspect. It has an en suite and dressingroom. There are another two en suite bedrooms at this level and a bathroom. At attic level are two further bedrooms and another family bathroom.

The coach-house is two-storey and has a livingroom, kitchen, and three bedrooms, two of which have shower en suites. The agent says a rent of €1,000 to €1,100 is achievable for this property.

Opposite the coach-house is a stable block with five loose boxes.
