Prices in Ramleh, the estate of 1930s semis off the main road in Milltown, have risen as the demand for well-located family homes in walk-in condition in the upper level of the suburban Dublin market continues apace. The latest house to come on the market in the quiet cul-de-sac estate is Number 6 Ramleh Park, a four-bed semi with 216sq m (2,325sq ft) of space. It was renovated and extended by its current owners and is now for sale through Sherry FitzGerald asking for €1.395 million.

Originally, this would have been a three-bed with a garage to the side. The work undertaken by the owners more than 10 years ago, using Crean Salley Architects, was to build out on two levels at the side to make the house double fronted, so that where the garage was is now a playroom, and to the rear of that is a utility and guest toilet. Contemporary box bay windows are now a distinctive feature of the front facade.

Upstairs, the work permitted a rearrangement of the bedrooms and so, instead of two doubles and a single, there are now four double bedrooms, one with en suite and a dressing room, and an enlarged family bathroom. The most striking addition is the angled extension to the rear to make space for a dramatically large eat-in kitchen and living area. It has a wall of glazing with a floor-to-ceiling sliding door to the garden, and is fitted with an extensive timber-painted kitchen with stone worktops and integrated mostly Liebherr appliances.

Originally, there would have been two relatively small interconnecting reception rooms and there still are, but both have been updated with new floors, doors and fireplace, and a small study area has been added to the rear.

The house was designed for a family so, for example, storage is good, with the understairs area fitted with a range of cupboards.

The mostly north-facing back garden is a good size – a mature apple tree is now in fruit – with a deck and lawned area. An electronic awning over the deck extends its usage and there is a side entrance.

There is off-street parking to the front – the owners’ Tesla electric charging point is still in situ.

The owners have moved out, trading up locally. The house is staged for the sale with rather a lot of furniture. Despite being so recently and so comprehensively extended and updated, the house has a Ber of D1.
