An early Victorian three-bedroom house about half way up Mount Merrion Avenue in Blackrock, Co Dublin, has a distinctive exterior and lots of potential. One of a terrace of 10 houses built in the 1840s, its front – like most of the others on the terrace – is part pebbledash painted cream and part two-storey redbrick with tall bay windows.
It has many attractive period features – fireplaces with coloured tiles inset, original brass finger plates on internal doors – and is nicely presented for sale, with walls freshly painted pale grey. But new owners will want to renovate and probably extend the 164sq m (1,765sq ft) three-bed, replacing old-fashioned rooms at the back and PVC windows.

There are two reception rooms off the hall – all wooden-floored – on either side of the front door: the livingroom on the left has a tall, deep bay window and a coal-effect gas fire with a white timber mantelpiece. Double doors opposite the window are painted shut, as they open on to a steepish drop down to the room behind it.
The diningroom on the right of the hall has an open fireplace with a white timber mantel, coloured tiles inset and a tall, deep window. Two original stained-glass windows form a hatch to the kitchen behind – and below – the diningroom.
A few steps at the end of the hall lead down to a kitchen on the right and on the left, the room behind the livingroom, described as a utility room. This opens into a small, bright conservatory which along with an upstairs en suite, were the only changes the previous owners – two late aunts of the vendor – made after buying the house 20 years ago. There’s also a small downstairs shower room.
There are three bedrooms, two doubles and a very small single upstairs and a family bathroom. One double has a deep bay window and a modern en suite created by dividing the single bedroom. The other double, like the diningroom below, has a handsome fireplace with coloured tiles inset.
There’s good room to extend into the garden at the back, which is mainly in lawn, with mature shrubs and trees. There’s a shed at the bottom and access to a lane that runs behind the terrace.
There is room to park two cars in the gravelled front garden, a definite asset for a house fronting directly on to busy Mount Merrion Avenue.
