One very careful owner in Blackrock

Detached house with four bedrooms, four reception rooms for €1.695 million

Tucked away, 34 Hampton Park has something of a unique status, as well as a great deal of privacy, among the houses of the St Helen's Wood development in Booterstown. It has a fine garden too and, in its lifetime of almost 25 years, has been extended (to accommodate growing teenagers), refurbished and modernised by the vendor.

It is owned by the same family who bought it off plans from Sean Dunne’s Berland Homes back in the early 1990s and the owners had an input in the original design.

An L-shaped house with southwest facing gardens, number 34 has a floor space of 308sq m (3325sq ft) with four bedrooms (a fifth was incorporated as a walk-in dressingroom for the main, en suite bedroom) four reception rooms, kitchen/family/dining area, guest toilet, family bathroom and, in the converted half of a double garage, a gym.

Sherry FitzGerald is looking after the private treaty sale and seeking €1.695 million.

Box window

The interconnecting dining and drawingrooms belong to the original part of the house, run from front to rear and are seductively stylish and comfortable. A wide box window to the front and double French doors to the rear ensure plenty of light on polished walnut floors and a sandstone fireplace.

The colours (chosen by Aidan Covey of Covey Interiors) are deep, calming creams and whites.

The entrance hallway, L-shaped and wide, has the Travertine tile floors which cover the ground-floor extension and a sense of openness and space.

A large, ground floor guest toilet, in marble with a window, was a design “must” on the part of the vendor.

The gable walls have been cleverly used to provide partitions in the family/kitchen/ dining area, while the many glass doors and windows help make the high-hedged garden an additional, available space.

A library/den on the ground floor has a box window, Kelco shelving and an intimate feel to it. The large, TV/games room to the side of the house has a sandstone fireplace, wide- planked walnut flooring and a range of Kelco shelf units. The gym, also to the side, has a wall of mirrors.

The main bedroom has two windows, a dressingroom and shower en suite. A second bedroom, to the front, has a bank of mirrored wardrobes while the third and fourth bedrooms, to the rear, have built-in wardrobes. There is a deep bath in the family bathroom as well as double, wash-hand basins.
