Refurbished southside houses are dropping their prices; Glasnevin semi seeking owner ready to restore

* A cut of more than €200,000 brings the price of a large Victorian house at Eglinton Park in Dún Laoghaire, below the million mark, setting a new benchmark for this address. Number 7 Eglinton Park had been for sale at €1.225 million through Lisney, but this week the agency cut the price to €985,000. It’s a five-bedroom semi-detached house in walk-in condition with 300sq m (3,229sq ft) of space over three floors. There’s a 65ft garden to the rear. The house overlooks the former Dún Laoghaire golf course, which is ear marked for development. On view Saturday, noon-1pm

* In Foxrock, a five-bedroom detached house in an upmarket development off Brighton Road has had its price cut by €100,000 to take it below the million mark. Number 18 Brighton Place has been reduced to €950,000 and, according to sales agent Owen Reilly, the reduction in stamp duty will knock another €56,000 from the overall cost for the buyer. Built by Mark McInerney in 1995, the house has 201sq m (2164sq ft) of living space, with additional space in the floored attic. On view Saturday 1-2pm

* The seller of 2 Albert Road in Sandycove has also agreed to drop the price of his ultra-modern three-bed to €1.35 million (down from €2.25 million two years ago when it was first put on the market). The property has been rented out for the last year, but sales agent Owen Reilly says that all the high-tech gadgetry is in perfect working order. The house has a unique all-glass extension and a lighting and music system that lends a disco quality. On view Saturday, noon-1pm

* For the same price in Glasnevin you get a large semi-detached house at 38 Old Finglas Road, Dublin 11, which is new to the market through Lisney at €595,000.
