Set in matured grounds, these 16 four- and five-bed houses are in the Honeypark scheme, a well-equipped modern complex, which features shops, parks and a lake

it’s not apparent that this is a newly built complex. Its matured grounds, busy park and far from empty commercial space give a real vibrancy to the place.

A five-minute drive from Dún Laoghaire pier and on the 46A bus route, the Brickfield complex has a Tesco, a Boots, a park, a playground and a duck-filled lake within its own walls.

The development was first put to the market in 2012 and now has more than 100 houses fully occupied, with almost 40 more expected to be filled before Christmas.

Today, Hooke and MacDonald are releasing 16 family homes – 10 “Oak” five-beds and six “Elm” four-beds – with another 20 of the Oak variety set to be released after Christmas.

This is the first time the larger 216sq m (2,325sq ft) Oak five-beds have come to the market. Priced at €740,000, they are on the higher end of the price scale, though the builders, Cosgrave, would say the quality of the build and finish, as well as the A3 Ber rating, means there is very little extra to be spent. The bedrooms are of ample size, though not enormous. It’s really the light here that plays a starring role. The houses have been appointed to ensure that the kitchen picks up the morning rays and the family room basks in the evening sun. The effect is maximised by near floor-length windows in almost every room, as well as balconies in the upstairs living room and master bedroom.

The kitchen is a large, bright and airy space, with two double patio doors leading out on to the garden and two Velux windows flooding it with sunshine.

The smaller Elm four-beds, at 200sq m (2,150sq ft), are similar in style but seem to use space more efficiently, with the bedrooms feeling a little bigger. Earlier this year, when the Elm houses first went on the market, they were sold for €650,000; this time around, they are priced slightly higher, at €655,000. The complex has been finished to high specifications, overseen throughout by the Cosgrave directors. The landscaped gardens come as standard; the parks and walkways are full of flowers and matured trees; and the central park, playground and lake area comes complete with picnic benches, stone seating and many potential happy childhood memories.
