Although it’s practically a stone’s throw from the M50, it’s hard to imagine a quieter spot than Ballybride Road – at least not this close to schools, shops, the Dart, Luas, and other transport links.

Winding away from pretty Rathmichael Church towards Shankill and Bray, the lane is lined with old-style country houses plus large gardens, and peppered with a few new ones. One of these is Westfield House.

Screened by mature trees, and set behind high stone walls and hedging, the 330sq m (3,552sq ft) house is on a half-acre site and, while it was built in 1998, it had an upgrade and two storey extension added by the owners in 2007. Designed to impress in a reasonably understated way, there’s a large entrance hall with a marble tiled floor inset with an interesting mosaic.

A long and luxurious drawingroom, complete with marble fireplace, leads off this, opening to a diningroom, and on through to the bespoke country-style kitchen that includes an Aga and snazzy Fisher and Paykel dishwasher.

There’s also a handy utility room off, and a family room and living room at this level too. The livingroom has French windows to the garden, and has been in use as an exceptionally nice study. With so many reception rooms you’re spoiled for choice.

Upstairs are six bedrooms. The triple-aspect main bedroom is en-suite, and has a dressing room, while the others share the use of two bathrooms.

Extensive gravel parking to the front is protected by electric gates, while to the rear is a sheltered patio, lawn and, a bonus after your long day at work (or play), a timber health and relaxation suite where you can get hot and steamy in the sauna and Jacuzzi.

Daphne Kaye, agent for the sale with Sherry FitzGerald says that the privacy, coupled with the house’s proximity (“just 10 minutes to Foxrock”), and walk-in condition, are sure to be a draw.

The owners bought the house in 2005, added the extension, and put the house on the market again in 2013, with Sherry FitzGerald, at a guide price of €995,000. At the time it failed to sell.

It was subsequently rented to tenants , and it is now back on the market with an asking price of €1.295m. Compare this with €1.65m for The Orchard, nearby on Sylvanmount. At 383sq m (4,123sq ft) it’s a little larger, has five bedrooms and different finishes, but has just gone sale agreed with Sherry FitzGerald.
