If brand new isn’t to your taste at Knockrabo, the Mount Anville new homes development by Maplewood Residential, then the gate lodge, a refurbished and extended double bay-fronted property might be just the ticket.
The house has good ceiling heights, cornicing, Victorian-style internal doors and sash windows as well as a quarry-tiled front hall where kitchen tiles have been repurposed to great effect. With Helen Turkington’s input panelled walls and herringbone pattern oak parquet were added.
While the original rooms aren’t huge, the house has the scope to be a two- or three-bed property. The room to the front left could be a bedroom or a small sittingroom and has a fine limestone surround hearth and multi-fuel stove.

The master bedroom is across the hall and includes a dressingroom and a very fine en-suite bathroom with quartz topped vanity unit by Kelly Design who also did the open-plan kitchen livingroom.
The open-plan receptions are part of an extension added to the original that spans the width of the property. It features a large gas fireplace and glass double doors leading out to a south-facing limestone courtyard where you can hear the hum of traffic waiting for the lights to change at the nearby busy intersection.
From the kitchen sink the city lights of Dublin and even the Ringsend towers are visible in the distance. This space has tall Victorian-style cabinetry by Kelly Design with dark American soapstone worktops. The appliances are first-rate, mostly Neff and include a Fisher & Paykel dual range cooker.
The property has off-street parking for more than two cars. Measuring 101sq m (1,090sq ft), it is seeking €750,000 through agents DNG and includes fixtures and fittings by Turkington.
