Contemporary homes have high-end fittings, extensive gardens and sea views

The development of five contemporary homes on a site on Carrickbrack Road in Sutton has been in the pipeline since 2008. Original owners Brian Wallace and Kevin Thompson had permission to build five properties, each of which would have been larger than the current offerings, which now range from 245sq m (2,640sq ft) to 315sq m (3,390sq ft).

The site was sold in 2015 to A-Therm Construction, which in conjunction with Castlehaven Finance, reduced the sizes of the properties and modified the internal layout to a more open-plan design. This is Wexford based A-Therm's first development in Dublin, having completed Mount Usher View and Glenkeen in Wicklow.

One of the selling points of these A2-rated contemporary homes, besides their size, layout and high-end fittings, are the extensive gardens which range from 0.4 to 0.5 of an acre.

The five homes all have sea views, though some are interrupted by roof lines of houses to the front. Number 5, which is currently under construction on the most elevated site, will have the best vistas.

The showhouse (number 2) is now complete where Arlene McIntyre of Ventura Design has created bespoke furniture for the interiors.

“We wanted a relaxed, calm, open-plan home, which was not too modern for families, so we added touches such as a recessed ceiling in the formal living room to create a more cosy feeling,” Ms McIntyre says.

Other details, which add warmth and atmosphere, include a dual-aspect fireplace, which opens into both the main livingroom and hallway.

Garden room

The large split-level house stretches to 315sq m (3,390sq ft) and is on 0.4 of an acre of tiered landscaped gardens. It includes an “A Room”, a 28sq m (300sq ft) garden room which would work well as a home office or hobby room.

The open-plan kitchen and dining area has three sets of patio doors, two of which open in concertina style allowing a seamless integration between the inside and the vast patio which would easily accommodate 100 guests.

A high-end Leicht kitchen by McNally Kitchens features a wine cave, Silestone counters, state-of-the-art Siemens appliances. These can be controlled remotely via wifi, so owners can turn on the oven en route home from work.

A formal livingroom lies to the front of the house off the vast hall and is warmed by a wood-burning stove set in a limestone hearth.

There are five spacious bedrooms in total. The main bedroom, with copper-effect seagrass walls, has its own dressingroom and is en suite; all the bathrooms are supplied by the Design Emporium.

The fifth bedroom located on the ground floor is the largest and benefits from a dual aspect. A set of patio doors might allow this to work as a further reception room, cinema room or teenagers’ den.

The showhouse, which includes bespoke furniture, garden room and contents, is on the market with an asking price of €1.8 million through joint agents Colliers International and Murphy Mullan.

The remaining four houses, which are currently under construction will be completed between March and June 2017; bathrooms, kitchens, electric gates, wifi alarms and landscaping will come as standard. Prices range from €1.35 million to €1.65 million.

Also included in the purchase price are eight hours of consultancy with Ventura Design to assist with decor and style, while McNally Kitchens will tutor new owners on the workings of the next-generation kitchen appliances.
