Glen Drive is full of solid suburban semis, homes with side passages to bring bikes around the back, space off-street for two cars, and scope for children to walk to school.

Number 30, a three-bedroom house, is within walking distance of both the local girls’ and boys’ national schools. There are shops, cafes and restaurants all on the doorstep, without you ever having to move the car from the driveway. Cabinteely Park is a vast expanse of green that must have had locals feeling very smug about their neighbourhood under the stricter lockdowns, as its Grainstore served ice-cream and coffees to one and all. Outdoor seating has mushroomed in the village too.

The house has been gently upgraded during its owners’ tenure. They put in a new front door and pull-out drawer storage under the stairs, retaining the open-plan feel of the living/dining room and keeping the large, working kitchen separate but connected, as a set of doors lead through from it to the dining area.

As parents of three children, they liked the idea of two distinct spaces at hall level, with sliding doors leading out to a step-down into the garden composite deck.

The garden has been extensively planted, something they did during lockdown, and the private west-facing space has a block shed and plenty of space to the side.

Upstairs there are three bedrooms, two doubles and a single. The main bedroom is to the front, where they installed new wardrobes. They cleverly ceded one metre of space from the back bedroom to give them a generous-sized family bathroom. It’s a smart move and the reduction in size isn’t particularly noticeable.

The current owners had always planned on trading up but have loved the fact that there are so many amenities on their doorstep so they lingered in Cabinteely a lot longer than planned. “It’s hard to leave,” they say.

The property, which has a D1 BER rating and measures 98sq m is seeking €545,000 through Hunters Estate Agents.
