DUBLIN 6: €595,000:ALTHOUGH 21 Mount Pleasant Avenue is probably among the oldest properties in Ranelagh, Dublin 6, there's a whiff of newness about it when you walk in the door. The owner has renovated, extended and improved its energy efficiency and relaunched it after an initial attempt to sell it as needing refurbishment found no takers.

The result is a bright, airy living space where every modern convenience has been installed, down to the underfloor de-misters in the bathroom.

Overlooking Leinster cricket Club and beside Ranelagh village, the 122sq m (1,230sq ft) three-bed end-of-terrace house is on the market though Gunne for €595,000. The back portion of the original rear garden has been retained by the owner and there is planning for a modern contemporary mews with no overlooking

The most has been made of the older features of the house, built in 1870. Some, such as the terracotta pathway to the front door, aren’t original but are very much of the period. The floorboards and fireplaces upstairs were brought back to their former glory, as were the ceiling rose in the hall, a dado and some of the internal doors.

Off the long, elegant hall, with its glossy marble floor, there are three reception rooms. Two interconnecting rooms have wide-plank oak floors, matching black Victorian fireplaces found in a salvage yard – and surround-sound.

The house has a “C” energy rating due to its insulated floors and attic, and the replica hardwood sash windows which are also double-glazed and soundproofed.

The extended kitchen spans the width of the house and has two skylights and large glass patio doors. The units are cream gloss with a coffee-coloured polished stone counter top. There’s no shortage of presses, “soft close” drawers and cupboards and there are lots of integrated Neff appliances.

Double sliding doors open onto a small, part-gravelled courtyard which has a circular Indian sandstone patio and a neat hidden storage area for bins. To the side there are hardwood gates which allow off-street parking.

On the first floor return there’s a lovely, light double bedroom, with a white-painted original fireplace, overlooking the back.

The main bedroom is a very good size with two sash windows and a view of the cricket grounds. There’s also a wall of well-executed cream wardrobes. The third bedroom is a single.

The mosaic-tiled bathroom has a round sink with a polished limestone top. There’s a pressurised water system for the quick-fill bath and rain shower, and underfloor heating to keep feet toasty.
